REVEALED: Leitrim rents soar as housing crisis deepens

Rents have soared in Leitrim, rising by 13 percent since 2023, with average rent at €1,187 according to Daft.ie.

This marks the second highest rent increase in the country in Q4 2024, behind Limerick City at 19 percent.

Compared to pre-Covid levels, rents in Leitrim have surged by 98 percent.

The real estate and property rental site has released its Irish Rental Report for Q4 of 2024, analysing data from the final three months of last year.

The report reveals that the average rent for a one-bedroom apartment in Leitrim is €788, a two-bedroom house is €927, a three-bedroom is €1,103, a four-bedroom is €1,200 and a five-bedroom is €1,330.

Despite the significant price hike, Leitrim remains one of the most affordable counties in Ireland to rent in alongside Donegal (€1185), Mayo (€1322), and Monaghan (€1299).

However, the report also highlights that Leitrim is one of the worst affected areas in terms of housing shortages.

In 2024, rents increased in 52 of the 54 markets covered, marking the fourth consecutive year - and the tenth in the last 11 years - where at least 50 markets experienced price hikes.

Nationally, the number of available rental homes in Ireland remains below 2,300.

“We are, in other words, over a decade into a rental crisis and have very little to suggest that it will end any time soon,” said Ronan Lyons, author of the report and associate professor in economics at Trinity College Dublin.

“The construction of new rental homes in Dublin surged in 2022 and 2023, keeping rental inflation down there. But since, the rate of new building has fallen back and looks set to fall further in 2025.

“Outside the capital, the picture is even grimmer. Effectively no new rental housing has been added outside Dublin in the last few years and, unsurprisingly it shows in the availability of homes to rent,” he added.
