Figures released by the Central Statistics Office (CSO) on Wednesday, March 19 show that the Residential Property Price Index (RPPI) increased by 8.1 percent in the 12 months to January 2025, slightly down from 8.8 percent in the year to December.
Leitrim continues to have the lowest median price for a dwelling at €180,000.
However, despite having the lowest median price, Leitrim is among five counties that saw the biggest increase in house prices in the year to January.
“The region outside of Dublin that saw the largest growth in house prices was the Border (Cavan, Donegal, Leitrim, Monaghan, and Sligo) at 12.7 percent, while at the other end of the scale, the Mid-East (Kildare, Louth, Meath, and Wicklow) saw a 5.8 percent rise,” the CSO report stated.
The highest median price for a dwelling in the 12 months to January 2025 was €662,349 in Dún Laoghaire-Rathdown.
Property prices in Dublin rose by 7.5 percent while prices outside Dublin increased by 8.6 percent compared with January 2024.
The national median price of a dwelling was €359,999.
The figures from the CSO suggest that while home prices continue to rise, the pace of growth has slowed slightly.
The CSO also noted that the most expensive Eircode area over the 12 months to January was A94 "Blackrock" with a median price of €743,500, while the least expensive price was H23 "Clones" with a median price of €133,000.
Property prices nationally have risen by 160.7 percent from early 2013.
