Former Leitrim pub and nightclub to be transformed into new housing development

Planning permission has been granted to demolish the existing bar and nightclub known as Beirne’s Pub and Nova Nightclub, located on Hill Street in Mohill, and to construct 14 new houses on the site.

Planning permission has been granted to demolish a former pub and nightclub in Mohill and replace them with a residential housing development.

An application was lodged with Leitrim County Council on March 18 of this year, seeking permission to demolish the existing bar and nightclub known as Beirne’s Pub and Nova Nightclub, located on Hill Street in Mohill, and to construct 14 new houses on the site.

The proposed 14 houses comprise: five terraced houses, each with three bedrooms and two storeys; six semi-detached houses, each with three bedrooms and two storeys; one detached house with four bedrooms and two storeys; and two semi-detached dormer-style houses, each with three bedrooms.

The development proposal also includes the creation of a new service road to provide access, the connection of the new houses to existing water, sewage, and other utilities, and the carrying out of all associated site works.

On August 7, planning permission was granted for the development to proceed, subject to more than 20 conditions.

Some conditions include: All development works, including the construction of roads, footpaths, stormwater detention systems and associated drainage, sanitary services, and public lighting, must be completed before any house construction begins.

The developer must ensure that the project complies with the principles of universal design and takes account of the needs of individuals with mobility, sensory, or intellectual impairments.

Site development and building works may only take place between 8am and 7pm from Monday to Friday; between 8am and 2pm on Saturdays; and not at all on Sundays or public holidays.

Before commencing development, the developer must lodge a bond or cash deposit of €98,000 with the Planning Authority. This sum may be used by the Authority to complete any unfinished site or other works that may arise.

There are 24 conditions in total attached to the planning permission, setting out the requirements the developer must meet before and during construction.
