Leitrim Enterprise fund proposes advanced technology building

The proposal, currently under review by Leitrim County Council, seeks to build a state-of-the-art industrial unit and office space

Leitrim Enterprise Fund has submitted plans for an exciting new development at the IDA Business & Technology Park in Keenaghan, Carrick-on-Shannon. The proposal, currently under review by Leitrim County Council, seeks to build a state-of-the-art industrial unit and office space designed to boost local industry and promote sustainable growth in the region.

The proposed project features a 1,512-square-meter industrial unit, complete with four loading bays at the rear. In addition, the development will include a modern two-storey office and reception area at the front, offering a total of 512 square meters of office space, split between 269.5 square meters on the ground floor and 242.5 square meters on the first floor. Altogether, the total floor area of the building will span an impressive 2,027 square meters.

In terms of infrastructure, the site will include 56 parking spaces for general use, alongside 5 parking spots dedicated to disabled access. To support eco-friendly travel, a bicycle stand and an electric vehicle charging station are also part of the proposal. Sustainability is a key focus of the design, which will feature rooftop solar panels and a grey water recycling system, supported by underground water storage tanks.

The development will have access via an existing entrance on the park’s main access road, which was constructed under a previous planning approval (Reference: 15/110). The site itself, located within the IDA Business & Technology Park, is a strategic location for both industrial and technological ventures, making it an ideal spot for this new advanced facility.

The application was submitted on October 11, 2024, and is expected to receive a decision by December 5, 2024. Submissions from the public regarding the project can be made until November 14, 2024.

The project, led by planner Liam Flynn, is exempt from social housing obligations and does not require any additional licenses such as Integrated Pollution Control or waste management permits.

With its focus on sustainability, advanced infrastructure, and industrial innovation, this development promises to play a key role in fostering economic growth and modernizing the business landscape in Carrick-on-Shannon.
