Goldpine Partnership lodges plans for 72-room tourist hostel and retail units at Flynn’s Field
Plans have been submitted for the construction of a major new mixed-use development at Flynn’s Field, in Carrick on Shannon, which would see the delivery of a 72-room tourist hostel and three new retail units.
The application, lodged on July 4th by Goldpine Partnership, outlines a three-storey building that will include extensive guest accommodation for up to 244 visitors across a variety of room types — from double and family rooms to accessible and shared dormitory-style rooms.
The proposed development covers a total gross floor area of 3,522 square metres, with 3,015m² dedicated to hostel facilities and 507m² set aside for the ground-floor retail units.

The design includes key tourist-friendly features such as a reception area, café, luggage storage, co-working spaces, utility and service rooms, and a range of modern amenities. Extensive solar panels are also planned for the roof in a bid to maximise energy efficiency.
An ESB substation and switch room will be accessible from Flynn’s Field, while the development will maintain a pedestrian right-of-way through to Bridge Street, preserving access to the town centre. Retail units will have direct street access, enhancing the commercial offering at street level.
Provision has also been made for five staff parking spaces at the rear of the development, as well as bin and bike storage facilities.
A decision from Leitrim County Council is expected by August 28, 2025.
