From March, landlords will be able to reset rent to full market levels for any new tenancy which could see rents rise by more than €3,000 a year, in Leitrim, according to figures in the Irish Independent.

They'll rise by almost €3,200 a year in Leitrim, nearly €3,400 in Longford, and almost €2,000 in Roscommon.

The average monthly rent for new tenants in Leitrim is expected to be €1,112; €1,106 in Roscommon; and €1,258 in Longford.

Last week, the Cabinet formally approved new laws that will allow landlords to reset their rents to market rates every six years and also allow landlords to reset rents to market rates when a renter leaves of their own volition.

“The new rent pressure zone legislation will create further opportunities for exploitation by incentivising landlords to find ways to evict tenants in order to increase rents,” report author Dr Fiadh Tubridy said.

“What we actually need is clear, well-enforced legislation to ensure basic minimum standards, such as a minimum energy efficiency rating for rented properties, and proper protections against evictions.”
