More people had their Christmas dinner in Leitrim and Roscommon in 2024 than the same time last year.

The market has been dominated by first time buyers who are buying their long term home. Some buyers are getting out of the rental market and making the jump to owning their own home, while others have local connections and are moving back to our area.

We often meet young couples coming back from abroad who have now decided to settle down in their home county. Leitrim and Roscommon are proving to still be very affordable for purchasers in comparison to some other parts of the country.

Factors that need to be met such as schools, transport links, community activities, amenities etc are important, and counties Leitrim and Roscommon are meeting all those needs and benefit from improvements continually being made.

With families growing up and moving out, we are seeing some people trading down, they don’t need the four to five bedrooms or the expansive garden, but want to remain in the community and locality they know and love. Others are doing the Part Time, living both here and abroad, some for lifestyle reasons and others to be closer to family.

At REA Brady we give time to many buyers, help them through the process and help them find their home. In 2024 we sold to buyers from outside of the area as people are now more flexible and see quality of life being more important especially since Covid. Buyers are prioritizing affordability and quality of life over proximity to city centres. We are lucky in that we are situated in an area where there is a direct route to larger urban centres for work (if needed) both part time and working from home.

By forming relationships with our buyers, we get to know their requirements. Some may have initially been unsuccessful to date in their Home Buying journey and come to us with urgency.

To help them find their home, we register them with REA Brady so that they get alerts when the next suitable property as per their preferences comes on the market, so no time is lost. A great example was the sale to one such couple in Liscallyroan, Drumsna (pictured above).

In this instance we put it on the market in May and were Sale Agreed a few weeks later having completed 12 viewings, receiving 9 offers and finally agreeing a sale price €50,000 over the asking price.

The buyers had looked at other properties with us, got their alert and were in quickly for this marvellous family home.

This past year we have sold homes to owner occupiers in Ballinamore, Drumshanbo, Keshcarrigan, Dromod, Rooskey, Carrick on Shannon and Leitrim Village, in fact across all of South Leitrim, North Roscommon and parts of Longford.

We have sold a mix of apartments and houses and all of varying sizes. Demand has been strong in every section and in particular residential homes are sought after that have space and room to extend if needed. Many properties have sold within 3 weeks of going on the market due to low supply and high demand.

Everyone has their own story and their reasons for buying and selling. We at REA Brady love to be a part of that story and there is no better feeling than when both vendors and purchasers have a happy ending.
