Red Bank, Carrick-on-Shannon
Red Bank restaurant in Carrick-on-Shannon is set to undergo major alterations after being granted conditional planning permission by Leitrim County Council on November 21.
The ground floor toilets will be converted into office space, and the first floor restaurant space will be changed into three luxury hotel bedrooms, each with ensuite bathrooms and ancillary storage within the existing building.
A three-storey extension will be constructed to the rear of the building. The extension will include nine luxury bedrooms across the three levels, a thermal suite on the first floor, an extended restaurant on the upper ground floor plus a lobby and back-of-house facilities on the ground floor.
A part of the stone wall along Quay Road will have to be removed in order to create a new set-down area and hotel access, existing underground services to the rear of the building will be altered and other ancillary site works and associated services.
The planned development will affect a protected structure. The height of the existing building is 11.4 metres from the upper ground level to the chimney pot, and 14.5 metres from the lower ground floor to the chimney.
The new extension will be 7.6 metres high from the upper ground level to the parapet, and 10.6 metres from the lower ground level to the parapet at the Red Bank.
The proposed development aligns with the Leitrim County Development Plan 2023-2029 goals for urban, economic, and tourism infrastructure.
The planning permission was granted with 22 conditions.
Conditions include that all service cables (electricity, telecommunications, TV) must be placed underground.
Before starting, the developer must arrange a Connection Agreement with Uisce Éireann for a public wastewater connection.
The development must be supervised by a conservation-specialist architect and follow the 'Architectural Heritage Protection: Guidelines for Planning Authorities,’ set out by the Department of the Environment, Heritage and Local Government in 2005.
Site works can only be carried out between the hours of 8:00am to 7:00pm Monday to Friday and 8:00am to 2:00pm on Saturdays.
